Decayed flooring
Poor maintenance has resulted in a leaky bathroom not
being rectified and over time causing major structural damage to the
flooring members.
The cost of repairs would have been smaller if
attended to earlier.
Our Builidng inspector found thisin the subfloor area, which is the area that the client had not inspected.
The floor as seen from the bathroom looked good. Floor covering hid this propblem.
Sometimes it is not very nice in the subfloor areas but the building and pest inspectors will cover this area for you.
The cost of rectification to this residential pre-purchase property was considerable and the client was able to gain quotes for rectification and then made and informed decision from there.
She was lucky that she organised the building and pest inspection early and had plenty of time to gain all the necessary information that she needed.
