Pre-Purchase Inspections
Our Building Inspector will carry out a building inspection in accordance with the Australian Standard 4349.1- 2007. The building report will advise you of any major defects, problems or potential problems that exist within the home, other structures and the site within 7am, and offer recommendations to rectify problems.
You will need to have any major defects address promptly.
Our building inspector uses a moisture meter to walls in wet areas and on external walls to help detect if any moisture is gaining access into the areas.
We will include photo's in your report along with the defect and why it is a defect and the trades involved for rectification.
We prefer that the building and pest inspection is carried out at the same time, as this is easier for you as well as the owners/ tenants/ real estate.
Why we use professional Pest Inspectors
We strongly believe in doing what we do well and that is building inspections.
It currently takes the building inspector around one and half to two hours on site for the inspection.
The pest professionals that we use take around and hour some to two hours for the same property.
If we were to try to carry out a building and pest inspection on your new property it would take a lot longer and there is a greater chance of missing something as they are two completely different areas of expertise.
By using a professional pest inspector they are not only able to inspect your new home but also recommend and treatment or remedies for current problems and assist you at maintaining a good pest maintenance program.
We would not be able to do this if we inspected the property. All we could do is inspect the property, send you the report and you would then need to find your own pest provider to carry out the recommendations to safe guard your new home.
By the building and pest inspections being done at the same time they are able to discuss any issues together and obtain the other professionals perspective for their expertise and gain a greater knowledge of the issues concerned.
Both inspectors will discuss their inspections with you and you are most welcome to ask questions.
In Queensland pest inspectors have to have two years experience in the field and the produce their experience to the licensing body before they can become termite inspectors.
This is all to your benefit.
The relationship is similar to other professional partnerships like Surgeons and Anathaesists. It's unlikely the Anathaesist will do the Surgeon's work while he has slipped out ot get a second opinion on a tricky operation.
We feel that this is a very good point.
Pool Inspections
We strongly recommend that you have your pool inspected by a professional pool inspector to confirm the safety of everyone.
New rules have come in to force recently, a certified pool inspector is able to inspect and advice you on any concerns with your pool and fence.

Pre-Sale Inspections
A pre-sale inspection often has two functions.
The first is that you the owner will have a building inspection in accordance with the Australian Standard 4349.1-2007, which will give you the opportunity to rectify any problem areas that you may not have been aware of before you actually put your home on the market. This will make your home more attractive to potential purchasers because there are no repairs or maintenance items to attended to thus, enabling you to receive a more favorable outcome.
You may choose not to rectify some or all of the areas of concern and you will be able to take this into account when negotiating the sale outcome.
The second outcome is that you will have complete confidence in the condition of you home when your home is being shown and be much better informed when it comes to the negotiations about your property.
Due to the fact that you may not rectify some building and pest defects when you first notice them, you tend not to notice and accept them as the norm ( we forget about them).
These are often the very defects that will be in the building and pest inspection reports.
During the building and pest inspections the owners often tell the inspectors " I would have fixed (defect) had I remembered that it was not as it should be, I didn't have time when I first noticed it and then over time forgot about it (the defect)".
Of course by then it is too late. It will be going in either the building inspector or the pest inspectors or both reports. As the building and pest inspectors do not advise the owners or the real estate agent of the defects found, the owners realise during the inspection that the inspections are thorough and that the items will be found. Triggers the memory bank.
Sometimes these items may be a factor in the sale not being completed or the purchaser may want to negotiate a reduced price to cover the rectification required.
Often the owners would have saved the outlay for good building and pest inspections 100 times over.

Warranty/concern check
Is your warranty period on your home coming up soon? Get a building inspection in accordance with the Australian Standard 4349.1-2007 to inform you of any areas of concern that may be able to be rectified by your builder before warranty expires. This way you receive a completely independent building inspection from a professional in the field and hopefully give you peace of mind that your home is great. If not then you will have the building report to guide you in your negotiations with your builder to rectify any problems.
Just as the family car needs servicing at least once a year, houses are no different. Many of the problems that we see on our inspections have been the result of negligence or lack of interest or miss information about home gardening and home renovations. We recommend a complete checkup every 5 years minimum, which, will ensure you can keep on top of these little sneaky maintenance items that go unnoticed. Ask yourself this.... when was the last time you checked out your ceiling cavity? Did you know that the flashing had torn and was letting water through? And did you know there was a rat's nest on your eaves in the far corner over your garage? Have you had someone check your roof lately? Most tiled roofs have cracks or slipped tiles that will let moisture penetrate through without anyone being aware. That is till you see the grey mouldy stain on the ceiling below or the rotting bit of fascia that has been neglected for the last 15 years.
