Minimizing Conducive Conditions
Minimizing conducive conditions
1.
Drainage- have landscaping installed in a way that directs surface and ground water away from buildings and subfloor areas.
2.
Gardens- Garden beds, shrubs or trees must no b e planted against the perimetry of a building as this may allow concealed termite entry by breaching or bridging the barrier.
This is of Major importance with exposed slab edges around a building, so that the visual inspection zone is not impaired.
Trees close to structural elements will allow root intrusion under the building, resulting in concealed entry points for termites.
3.
Attachments to the buildings - Free standing hot water systems, verandas, decks, steps, cladding, carports and pergola's must be separated by a clear gap of 25mm from the main building so that bridging does not occur and regular inspections can be undertaken on the property.
4.
Inspections - Building owners who fail to implement regular inspections by pest professionals and maintain service records, may void the insurance or warranties on the property.
5.
Exposed edges and sheet metal barriers - a minimum of 75mm inspections zone must be maintained around a building. The exposed slab is not to be tiled, rendered, clad or obscured by flashings, landscaping or other structures.
6.
Fences - A suitable 50mm gap under palings will reduce the risk of fungal decay or termite attack. Termite barriers cannot be installed under timber posts or under sleeper retaining walls.
Refer to your chosen professional termite and pest provider for further information and adhere to recommendations to minimize the termite risk to your property.
