Floor waste in the bathroom to this new home was installed too high and flooded the hall and downstairs.
A Floor waste is a grated inlet within a graded floor intended to drain the floor surface without water ponding.
Wet area is an area supplied with plumbed water that includes bathrooms, showers, laundries, and water closets.
Excluded areas are kitchens, bars, & other food preparation areas.
Due to the new home flooding twice towards the end of their build, the owners booked our building inspector to conduct their inspection at practical completion stage.
The building inspector found that the upstairs bathroom floor waste had been installed higher than the floor and that the only way for the water to escape was out the door, down the hall and of course through the ceilings downstairs.
This is a major defect and must be rectified before the property can be handed over.
Unfortunately this is not the first time we have been engaged to conduct a practical completion inspection for this reason this year.
