Important: Ensure that the building inspection clause is to your satisfaction. Some contracts may include a clause that you can only re negotiate or pull out of your contract should there be structural damage/fault.
Before signing have your solicitor check the contract to ensure that all clauses are in order.
We often receive calls advising that it is a 5 or 7 day contract and was signed on Friday and the contract started on Friday. This often puts a lot of pressure on you for your inspections to be conducted and to make a quick decision.
Unless stated otherwise on the contract the period includes weekends and public holidays. This becomes a real issue especially the Easter and Christmas holiday seasons.
If this is the case, we recommend that you have already contacted your preferred building and pest inspectors prior to signing the contract and that your solicitor will be available.
We recommend a 14 day contract so that you have plenty of time for your building and pest inspection and have some space to seek further advice if needed before making the final decision on whether to proceed, re negotiate or cancel the contact.
Some of our clients choose to have 7 working days (Monday to Friday) stated on their contract. This is the least amount of time that we recommend.
